Most buyers never look in the crawl space. They rely on:

- A few photos in a PDF
- A vague line like “Recommend further evaluation”
In the Bay Area, the crawl space is where the truth lives about:

Big red flags:

In the crawl space, pay attention to:
- Cracks in stem walls – width, pattern, and whether there are many
- Areas where concrete is flaking, spalling, or delaminating
- Heavy efflorescence or dampness at the base of walls
- Evidence of patching only instead of real repairs
Some hairline cracking is expected. Long, wide, or repeating cracks – especially combined with slopes or sticky doors upstairs – are usually a sign the foundation needs more than cosmetic work.

3. Mudsills, Wood, and Rot: Is the Wood Even Worth Bolting?
Look for:
- Mudsills buried in dirt or touching soil
- Stucco or siding running down to or below grade
- Dark, crumbly, or fungus‑covered wood at the base of walls
- Obvious termite tubes or prior treatments
If the mudsill and lower framing are rotted or eaten, it doesn’t matter how pretty the hardware is – you’re bolting into compromised wood.
4. Posts, Piers, and Beams: Are the Supports Real or “Creative”?
Common problems we see:
- Wood posts sitting directly on soil
- Concrete piers that are cracked, tilted, or subsiding
- Skinny, under‑sized beams or beams with extreme notches
- Random stacks of wood shims or blocks holding things up
These show up upstairs as:
- Sloping or bouncy floors
- Doors that don’t latch or swing closed by themselves
- Gaps at baseboards or between floors and cabinetry
If the supports are failing, a retrofit alone will not make the house feel solid or perform well.

- Do plywood edges line up on framing, or are there gaps and shortcuts?

- Very tight clearance (less than 18″ in large areas) makes every future repair more expensive.
