“If the home inspector crawled under the house and the report isn’t screaming, I’m fine.”

That’s not how this works.

2. The Condition of the Foundation, Not Just “There Is One”

Inspectors often capture:

  • “Cracks observed”
  • A few photos of stem walls

What they don’t usually analyze:

  • Crack patterns, widths, and progression
  • Areas of spalling, delamination, and scaling
  • How water and soil are affecting specific sections

The difference between:

  • “Typical hairline cracking” and
  • “You’re headed toward partial or full replacement”

3. Mudsills at or Below Grade, Rot, and Termites

Inspectors may photograph “wood near soil” but often don’t:

  • Measure actual clearance from grade to mudsill
  • Probe for rot, fungus, or soft spots
  • Connect this to long‑term seismic performance

If mudsills and lower framing are:

  • Buried in soil or stucco
  • Dark, crumbly, or fungus‑covered
  • Showing termite tubes or past treatments

4. Posts, Piers, and Beams That Aren’t Doing Their Job

Common inspector limitations:

  • They see some posts and piers but don’t map the system
  • They may not note:
    • Posts sitting directly on soil
    • Cracked or tilted piers
    • Undersized or over‑notched beams
    • “Creative” shim stacks

  • Doors that won’t latch or swing open by themselves

5. Quality (or Existence) of Seismic Work

Inspectors might note:

  • “Seismic retrofit observed”
  • “Bolts and plywood visible in crawl space”

What they almost never do:

  • Count hardware
  • Check fastener types (screws vs nails)
  • Verify proper spacing and patterns
