If you live in the Bay Area long enough, you’ll hear some version of:

“Don’t worry, it’s just the clay soil. Houses here move a little.”

There is some truth to that. Our clays do expand and contract with moisture, and you can see small seasonal changes.

But “it’s just the clay” gets abused as an excuse to ignore:

  • Worsening cracks
  • Doors that stop working
  • Floors that keep sloping more
  • Standing water around foundations

This article explains what seasonal movement in clay soils really looks like, what’s probably normal, and when to treat it as a foundation / drainage / seismic problem, not just “local charm.”


1. How Clay Soils Make Houses Move

Bay Area clay soils:

  • Absorb water and swell in wet seasons
  • Shrink and harden during dry seasons

That cycle can cause:

  • Small vertical movements (up/down) under footings
  • Minor tilting or rotation of foundation segments
  • Opening and closing of hairline cracks

If the foundation and structure are reasonably stiff and drainage is decent, this shows up as:

  • Tiny drywall cracks that come and go
  • Slight door/latch changes that cycle with the seasons
  • Minor cosmetic shifts, not steadily getting worse

2. Signs Movement Is More Than Seasonal

Red flags that go beyond “the clay is breathing”:

  • Cracks that get longer, wider, or don’t close back up after seasons change
  • Floors that become noticeably more sloped year over year
  • Doors and windows that stop working entirely, not just a little snug in winter
  • New gaps at baseboards, countertops, or trim that weren’t there before
  • Standing water or soggy ground near the foundation after rain

If each winter adds new symptoms, or the same areas get worse instead of cycling, you’re likely seeing progressive settlement, heave, or drainage failure, not just harmless seasonal breathing.

Clay movement gets much worse when:

  • Surface water flows toward the house
  • Downspouts dump at the base of the wall
  • There are no effective French drains or under‑drains
  • Soil stays saturated along one side or corner

Then you’re not just dealing with clay swelling/shrinking; you’re dealing with:

  • Softened bearing soils
  • Erosion under parts of the footing
  • Increased hydrostatic pressure on foundation and retaining walls

That’s how “seasonal” becomes structural.

You can’t answer “Is this normal seasonal movement or active structural problem?” from:

6. What To Do If You Suspect Seasonal Movement

  1. Track the symptoms.
    • Note when cracks open and close.
    • Track which doors stick in which seasons.
    • Watch whether slopes or gaps are truly cycling or ratcheting worse.
  2. Look for drainage and water clues.
    • Puddles near the foundation?
    • Gutters overflowing or dumping at the base?
    • Soggy zones in the yard or water under the house?
  3. Get a combined drainage + foundation + seismic evaluation.
  4. Use “it’s the clay” as context, not a verdict.
    • Clay explains why movement is possible.
    • It does not tell you whether that movement is acceptable, stable, or safe.

Some seasonal movement in clay soils is expected. What you’re really trying to catch is when “normal” crosses into progressive, damaging movement that affects your foundation, framing, drainage, and seismic safety. The only way to make that call confidently is to look at the entire system, not just one crack or one season.
